Selling your property is a big decision. For most of us, our home represents the single largest asset we own. When you do decide to sell, you need to feel that the person helping you achieve that goal can get you the best price, terms and sale time possible.

While I cannot control the market, I can use my knowledge of it to give you the best chance possible to get your home sold. While many agents are content with simply sticking a sign in the yard and putting some incomplete information up on the Multiple Listing Service, I go the extra mile to give your property a higher level of exposure. So what do I have to offer?

  • My Website. Thousands of visitors come to my site every month. Many of these people find my site by searching the popular search engines like Google, Yahoo and MSN. These are exactly the kind of people you want finding information on your home for sale. When they come to my site, they will see the homes I represent prominently displayed on the front page
  • Other Online Resources. I have a unique online marketing plan that takes the online marketing portion of my work far above what other agents achieve. When you list your home with me, your home will appear on all sorts of websites that specifically serve the home buying community. My online work includes a multi-media approach that includes audio, video and 360 presentations.
  • Your homes own website. Your home will get its own dedicated web site - with it's own url (IE: www.123easystreet.com). In addition, your site gets linked to existing sites that already rank highly on MLS searches, giving your homes page much more exposure.
  • "Showcase Listing" on Realtor.com. Realtor.com is just about the most visited website in the country for buyers looking for a home. I see to it that all my listings are "Showcase Listings" on the site. That means more pictures, more information and eye catching listing colors that make it stand out from other listings. 
  • Good Old Fashioned Marketing. Don't be fooled by all the technology. While online marketing efforts can play a big part in the sale of your home, the tried and true principles outside of cyberspace are just as important. They figure just a prominently in my overall marketing strategy for your home. That means print ads where they will do the most good.
  • Directed Community Mailers. When your home is listed, postcards are sent to the area your home is located. In addition, cards are sent to areas I have determined are "Move Out" areas. These are parts of the community where people are most likely to be wanting to buy a "better" home than what they are currently living in. With this kind of intelligently targeted direct mail marketing, I get your home in front of not only hundreds of potential buyers, but ones with the greatest likelyhood of actually being interested in your home for sale.
  • "Staging". This means I help you to put your home into the kind of shape that lets buyers see it as their next home. In a market where curb appeal and first impressions are key, having a correctly staged home can mean the difference between a quick sale and sitting on the market for months. The key to staging is understanding that the way we live in a home is not the way we market a home.
  • Safety Oriented Showing Strategy. The fact is, to sell your home, you must allow complete strangers into your home. I am the only real estate professional I know of that has a complete protocol for my sellers that is designed to protect them from those that might try to make a home seller a victim.
  • Podcast Featuring Your Home. As of this writing, my weekly podcast (Real Estate Realities) is among those featured on iTunes. I get over 100 listeners a day. Each of my listings gets a show dedicated to their home including enhanced features like photos and links to your homes website.
  • A Proven Plan. I don't just throw it all at the wall and see what sticks. I have a system that works on a 14 day re-evaluation schedule that is designed to quickly determine what is and is not working toward getting your home the attention it needs. This way, I can be adapting my marketing strategy for the best results!
  • Let me share with you a plan that works. All of this is really just the beginning. While I have discussed a bit of what I do here, the rest of my my marketing plan is a trade secret that has been polished and perfected over almost two decades - so I only share my entire plan with my clients in a private meeting.

Philosophy

Perhaps the most important element of what I do is my approach. Unlike others, I approach what I do from the perspective of buyers and sellers and what should matter most to them. I don't worry about how many homes I have listed or sold, just that I sell EVERY HOME I LIST. I will not list your home just for the sake of having my sign in the yard (sometimes referred to as a "Lost Leader" listing). When I list your home I invest my time, effort and money into getting your home sold. I gauge my success with my sellers by three simple criteria:

  • Your home gets sold
  • It sells faster than other homes on the market
  • It sells for list price or more

If you are considering selling your property, make sure to carefully consider who you will entrust your biggest investment to. Make a point of interviewing at least three agents. Finally, give me the chance to be one of those three so that I can show you how I plan to earn your business and your trust. What I have discussed above is really only the beginning of what I offer.
