The "Right" time to sell in 2008 |

2007 threw us a curve ball.
If you tried to get your home sold in 2007, you know that we did not get what’s considered a “normal” selling season. In fact, the time that we usually think of as THE time to sell (from about June through August) actually saw a decline in the market. So all those folks figuring the buyers were going to come out during those summer months got a rude awakening as fewer and fewer homes got sold.So when did the buyers show up?The season we got in 2007 came early and was over quickly. If you waited till late May to list your home, you missed what little of the season there was. Looking back at the numbers for last year, the best time to list your home to get exposure to the greatest number of buyers was late April and early May.
So what does that mean for 2008?
What we saw in 2007 should serve as a guide to homeowners considering
the sale of their home in 2008. While what happened last year gives us
no guarantee that the same thing will happen this year, I don’t see any
reason not to assume this to be the case. Why? Because there is no down
side. If we are right and we get the same kind of shortened April/May
season we saw last year, you will be there to take advantage of it. If
not, and the best months end up being the more conventional summer
months, your home is listed in time to take advantage of that as well.
Start getting ready now.
So if 2008 is your year to get your property sold, start preparing now
to get listed in the first weeks of April. But keep in mind that now
more than ever, you need to get your home looking its best. Remember,
we don’t live in our homes the same way we sell our homes if we want to
get the best price, terms or sell at all.
You also need an agent that has got a comprehensive plan to get your
home in front of as many potential buyers as possible. I have just the
