Well, as far as Darwins theories apply to Real Estate he was wrong. With the downturn and so many agents going out of business, I think all of us were hoping that the only agents left standing would ones that are good at their job. Sadly, this has not turned out to be the case. What is worse is that some of the biggest failures in this business are representing sellers in the middle of a short sale - and doing it HORRIBLY!
