For almost a decade, the momentum of the real estate market has nearly guaranteed that if you list a home it will sell. Today, there are secrets sellers must know to assure they get the best price and terms.

Sellers need to make sure that the key elements that influence the sale of their home are handled correctly. So lets talk about all those critical elements and what sellers need to do to make sure they are done well.

Everything ready when the listing hits

Whatever marketing has been decided on, it MUST be in the listing before it is first released on the MLS.

Quality Photos

Horrible examples of photos are easy to find when searching listings. Since buyers will start their search online, it is critical to make an excellent first impression and that usually starts with high quality pictures.

Realistic Pricing

Some agents my tempt you to sign on the dotted line by promising a sales price that is too high. Make sure any agent you talk to proves their suggested list price with solid data. Why would an agent want to list a home that will not sell? Advertising. They get to put their sign on your home and use it to attract other sellers and buyers.

Accurate Listing Information

One of the most frustrating things to see is a home with incorrect data entered. This is particularly bad for sellers since it could prevent their home from showing up for buyers that would otherwise have been interested in their home.

Use All Available Space

Whether we are talking about the description of the home or the number of photos you can upload, you should have no room left for more! Take up every bit of space available to describe the home and focus on what it has to offer.

Never Shoot In Portrait Mode

This isn’t social media. Images in portrait mode will likely get stretched and distorted in some parts of the popular websites if they are the first image or used in other areas that are designed to accommodate landscape images.

Make It Easy

The easiest home to show is going to get more attention. So be that home. Make sure that if an agent wants to show your home at the last minute, that is made possible. It might be inconvenient, but it could net you more money on your sales price or facilitate your home selling faster.
